The Governing Documents below are the principal source for all the information about our association’s Rules and Regulations, By-Laws, Covenants, and Design Standards.

Covenants are non-governmental legal restrictions that apply to land and, hence, also apply to the owners of this land. They are legally binding. At Carnes Crossroads, there are two main sets of covenants that apply to all properties: the Carnes Crossroads Community Association, Inc. (CCCA) Covenants and the Carnes Crossroads Town Association (CCTA) Covenants. The Covenants are legal instruments that are recorded in the official land records office for Berkeley County and should have been provided by your attorney at closing. Association Budgets:

Each association’s Board of Directors approves the budgets of the CCCA and CCTA each fall.

School Information

Northwood Academy

Northwood Academy has partnered with Lowcountry families since 1978 to prepare students for college, for service and for life. The school is in the process of relocating its entire program to a 60-acre campus at Carnes Crossroads. The Upper School (grades 6 to 12) moved to the new campus in August 2016, and the Lower School (K-5) will relocate to the new campus in time for the 2017-18 school year. Northwood Academy offers a strong core of academic, spiritual and athletic programs that help prepare students intellectually, socially, physically, and spiritually for college and beyond.

Cane Bay Elementary School

Serving students in 4K through fourth grade, Cane Bay Elementary is the Berkeley County School District elementary school that serves Carnes Crossroads students. Conveniently located just three and a half miles from the neighborhoods at Carnes Crossroads, the school enrolls approximately has 900 students. It recently earned an “A” on the federal accountability grading scale for excellence in student achievement, and the Palmetto Gold Award in student performance and Silver for closing the achievement gap.

Cane Bay Middle School

Serving students in grades 5-8, Cane Bay Middle School is the public middle school serving Berkeley County residents living in Carnes Crossroads. The school enrolls approximately 900 students. Opened in 2012, each of the school’s classrooms are equipped to focus on science, technology, engineering, arts and math (STEAM) programs using interactive SMART boards, mobile computing and digital cameras, providing a “Gateway to Technology” curriculum for all grades.

Cane Bay High School

Located just three and a half miles from the neighborhoods of Carnes Crossroads, Cane Bay High School is the Berkeley County School District high school that serves students in our community. Approximately 1,500 students in grades 9-12 attend the school, which was the only high school in Berkeley County to earn an “A” on the 2014 Federal Report Card. It is also a recipient of the State Palmetto Gold Award (2011 – 2013).

Carnes Crossroads is home to Northwood Church, an interdenominational church that shares its Carnes Crossroads campus with its affiliated Northwood Academy, one of the area’s finest private schools.

Taxes and Cost of Living

Personal Income Tax

South Carolina features a personal income tax structure that’s competitive and affordable. The state has a tiered, indexed personal income tax that ranges from 0% to a maximum rate of 7.0% for income over $13,800. There are six income tax brackets that are adjusted annually for inflation.

Property Tax

In South Carolina, only local governments levy property taxes. There is no state tax on real or personal property. Residents of Carnes Crossroads pay Berkeley County property taxes.

Real Estate Tax (Annual)

4% for qualified, owner-occupied residential real estate (must be completed within 90 days of purchase).

Sales Tax

Charleston County – 8.5%
Berkeley County – 8.0%
Dorchester County – 7.0%
